Service warranty Upon arrival the system was completely shut down with no blower or geothermal operation for the second floor split system located in the Attic. Thermostat is calling for cooling but reading 86 indoor temp. Attic equipment inspection discovered a tripped off water safety switch in the air coil overflow pan. No water is currently present but has most likely evaporated due to 115° in the attic space. Repositioned safety switch 3/8 inch off the bottom of the pan and out from underneath the line set Recently installed line set insulation is separating from the double-sided tape. (Possible condensation points). Turned system on for testing. Let run for approximately 15 minutes to test refrigerant and simulate normal operation procedure. Refrigerant pressures are slightly overcharged, not anything to worry about. Compressor is pulling ~12A while operating. This measurement is withing specifications but on the high end. When shut down, compressor stops instantly. Both the high Amp draw, and instant stopping can indicate a higher than normal amount of friction on the internal of the compressor. Due to the age of the unit, in case of a compressor failure, full system replacement is highly recommended. System is operating at this time but a timeline for operation or breakdown cannot be given. AC model and serial numbers are hard to read. Done over with black sharpie and wiped off to make them legible. Model and serial number put into a note on file.
Checkout refrigerant pressures, Amp draw, and cleanliness of outdoor units. Screenshit data of refrigerant and Amp draw to send to Daikin. Indoor units are operating within spec. West furnace is pulling 7.4A on fan motor, East unit is pulling 6.7A. Both are within spec and the difference is most likely due to ductwork setup. I don't think that blower electrical usage would be counted in the estimated energy usage report as the Daikin system does not monitor that. Photos of electrical and refrigeration systems uploaded to file for future reference. No issues found, nor suspected during today's visit. Only notable thing is that the west side thermostat is in a location where it can get a decent amount of sunlight coming through and warming up that area which can cause longer run times. Daikin can be contacted regarding the energy usage report. Wes or Renee may need to be the ones to contact Daikin as the systems and usage reports are under their name.

System is operating properly, efficiently and ready for Summer.
Install two replacement high voltage fuses for the hot water generator and flow center 10a glass buss (Waterfurnace premier control board) Reconnect flow center high voltage power to the correct fused relay circuit of the water furnace premier control board Run test system in cooling mode to test flow center antifreeze fluid level Refill two-three gallons freshwater into QT non-pressurized flow center Suspect ground loop has micro or pinhole leaks. Water furnace Envision NDV064 package geothermal system is running in fair condition considering a leaky pressurized ground loop system currently running just above 0 psi that also has one of two float center pumps locked up.. the heavy alcohol antifreeze has a on-site reservoir that is full but not pressurized. Recommend homeowner consider upgrading to new non-pressurized 2 pump flow center. Homeowners original complaint of airflow light flashing and intermittent no cooling throughout the summer was addressed with Waterfurnace tech support for assistance. Tech support explained that airflow lights can be triggered falsely and are a nuisance in water furnace Envision equipment brought forth by older technology. Tech support advised turning dip switch 3-3 to the left to stop sensing for RPM. Full system ultraviolet dye and electronic leak search produced the same results as one month ago however this time upon arrival the system was confirmed with low refrigerant pressure AND a visible oily sludgy discharge dripping on the armaflex of the water lines below the refrigerant King valves inside the split Geo in the basement and was saturated and wet and had to be removed for inspections today Micro leak gel could not detect or pinpoint the leak Electronic testing alerted every time Recharge to full capacity with 1+lb clean recycled r410a Recommend replacing both split system King valves with recovery and reuse of the existing refrigerant 3/4 CPVC drain in attic need a drain trap installed and the threaded mail fitting inthe coil drain pan needs replaced. Preventative maintenence inspection on 5 total Cooling units. Two geothermal, two ductless mini splits, and one Trane ducted split system. All systems are operating properly in cooling. Geothermal units flushed drain pans, drain traps, and drain pumps. Larger unit by garage steps has a new 30x32x2 air filter installed, supplied by Robin. Other geothermal unit requires two 14x30x1 air filters. Current filters are in decent condition. Test ran each in first and second stage cooling. Performed heat of Rejection worksheet for each unit including both stages. Ductless mini splits air filters cleaned, and test ran in cooling. Outdoor coils are in clean condition. Upon arrival AC number 1 was locked out on 999 FP1 service codes pertaining to freezing conditions at the txv. During recent house renovations the discharge line water shut off valve at the flow center was inadvertently shut off stopping all water flow through the first floor 5 series water furnace geothermal. After re-establishing the water flow and testing the equipment the ground loops were found to be at 0 psi for the second time in 2 years. Positive confirmation of 55 PSI repressurization on April 16th 2024 is now at 0 psi again at today's visit. Multiple pressure tests at 55 PSI dropped to 40 PSI within 10 to 15 minutes each time during cooling operation of the equipment The low water pressure did not affect the second floor geothermal equipment operation and did not produce any service codes however this equipment is not designed to run at pressure lower than 15 psi and any actions or symptoms of low water pressure cannot be predicted ***The single geothermal ground loop

2023 s9x2 4-ton train cooling system silver maintenance tune-up cleaning and safety inspection 4 in media filter is on schedule with homeowners and humidifier damper and control are already turned off. Homeowners concerns with water leaking from the humidifier at the end of the heating season will need to be addressed at the fall tune-up with the humidifier filter change and startup procedures. Great quick service, and did more than I even expected
This is my second house that I am using Westin air for servicing, and not just annual HVAC inspections and cleaning. My first house only had one air vent in a large furnished basement. It caused problems. They added more circulation without touching the cosmetics. My 2nd house needs more circulation in the basement due to moisture in the summer. There air no water leaks in the walls to fix. Just stale, moist air forcing me to run the dehumidifier. Their pricing is reasonable for the work and the cost savings from the electric bill is worth it.

Westin Air is one of the most easy to deal with service company I have dealt with in a long time. From the front office staff to the service team everyone is friendly and professional and are very responsive to any question or concern I have had. They stand behind the products they represent and are very easy to deal with. I had a new HVAC system installed about a year ago and have had multiple issues within this time period. Seth my service tech came out and spent numerous hours diagnosing and eventually fixing the problem so I can defiantly say they stand behind the products.
Seth arrived within the window and performed annual maintenance on two furnace units. He was courteous while in the home, performed his work timely and made sure to point out items that needed my attention.
