Upon arrival got information from homeowner that unit was running but not cooling. Went outside to inspect ac and discovered unit wasn’t coming on outside. Inspected electrical panel and found blown 35+5 run capacitor oval. Had no strap on old capacitor. Replaced capacitor with round 35+5 and secure with plumbing strap. R22 unit running with 14° delta T and 60psi on suction 170 head. Homeowner did not wish to add refrigerant. May add refrigerant and dye in the future but today he would like to leave it as is and run it for now.
Upon arrival inspected ac unit and found compressor was attempting to start but not coming on. Pull disconnect and inspect panel, discovered expanded 45+5 run capacitor. Replace for testing and quote replacement. Replacement was approved and testing proved issues resolved unit was running with a 7° subcool
2018 Trane AC running in great condition. 16x25x4 air filter is new today. Visual inspection of indoor coil. Flush drain pan and drain lines. Run test unit in cooling mode from thermostat. Delta t of 21F with supply temp of 50F. Refrigerant pressures are within spec. High 280psi with 10F SC, low 110psi with 112F SH. Water flushed outdoor coils to remove dirt and debris. Dual run capacitor is within spec. Outdoor fan motor and compressor are operating within Amp draw specifications. System is operating properly, efficiently and ready for Summer.
Upon arrival inspect unit for any concerns and found disconnect improperly installed not secure in box. After pushing disconnect in properly and testing system found no issues. Perform cooling maintenance inspection.
Perform 7x cooling PMI Wash all outdoor coils, required pulling covers and hosing units from inside out. Check refrigerant pressures and capacitors. All pressures and capacitors are within spec none below 6%. Check air filters - all clean management has filters on 3 month auto ship. Told manager about washable filters on minisplit - unsure if filters are getting cleaned regularly. Didn’t do a checkup on mini split unit just washed the coil outside.
2023 Daikin AC running in new condition. 20x25x4 air filter is new today. Visual inspection of indoor coil. Flush drain pan and drain line. Test ran in cooling charge mode from thermostat. Used Daikin D-Checker to read refrigerant pressures and temperatures. Indoor delta t of 20F with supply temp of 50F. Refrigerant pressures are within spec. High 290psi with 12F SC, low 115psi with 18F SH. System is operating properly, efficiently and ready for Summer.

2024 Trane XR AC running in great condition. 16x25x1 air filter in good condition. Visual inspection of indoor coil. Cinfirm proper blower speed on preexisting Lennox furnace. Blower motor and capacitor are both within spec. Test ran system in cooling mode from thermostat. Delta t of 19F with supply temp of 50F, spec 17-22F. Refrigerant pressures are within spec, high 230psi with 11F SC, low 107psi with 16F SH. Outdoor coils are in clean condition and u it is level. 45/7.5uf capacitor is within spec. Outdoor fan motor and compressor are operating properly within specs. System is operating properly, efficiently and ready for Summer.
Breakers were off to all the units. Set subcooling on all 3. Due to cool ambient Temps, set them 3⁰ below tag rating (5 tons called for 14, set to 11, 4 ton called for 10, set to 7).
Perform preventative maintenence inspection on two AC split systems, one 2011 Tempstar and one 2023 Bryant. Visual inspection of indoor coils. Flush condensation drain pans and drain lines. New 16x25x1 air filter in first floor/basment system, 16x25x1 air filter in s3cond floor system is in decent condition. Recommend checking again in 1 month. Verify proper blower speed for cooling on new second floor system. Blower speed is set correctly from install. Test run each system in cooling mode from respective thermostat. Both systems are operating properly within supply air delta t range of 17-22F. Refrigerant pressures are within spec for each system. Dual run capacitors are within spec. Outdoor fan motors and compressors are operating within range. All systems tested good and operating withing specifications. Units are operating properly, efficiently and ready for Summer.

Check ac refrigerant pressures while running charge mode on Daikin. Unit checks out with good pressures as it ramped up to full speed. Closed humidifier damper.
Upon arrival inspected ac unit and found unit was running with high superheat. Checked furnace and found coil freezing. Thawed coil performed leak search didn’t find refrigerant leak. Added 2lbs r410a while on 2nd stage cooling. Pressures came around and unit was no longer freezing. 25° delta T and 11° subcool
Compressor ordered from Habegger RW1081philadelphia Terminals shorted to ground on compressor. Unsure of exact cause, suspect the dryer vent clogging one whole side of the AC could’ve been a large help to overheating compressor

Performed heat exchanger inspection. Did not see any cracks or even any rust. Removed high limit and inserted camera through there. Run tested furnace with combustion analyzer. Readings are very healthy numbers. Furnace is in good health at this time. Signed up for silver annual maintenance plan.
Perform Cooling preventative maintenence inspection on five Bryant rooftop package units. Four of the five units are operating properly within specifications. Tested refrigerant levels, outdoor fan capacitors, and blower fan capacitors. Water flushed condenser coils, evaporator coil condensation drain pans, and condensation drain traps. Test ran operational units from respective thermostats. Thermostats do not require batteries. Replaced two 16x25x2 in each unit.
Upon arrival inspected thermostat and found it in “waiting for update” could not connect to the WiFi and after I removed the saved WiFi memory it wouldn’t let me reconnect at all continued to throw error. Test replaced the thermostat to verify not an internal issue and still won’t connect. Homeowner couldn’t connect her laptop from that room either. Believed issue was in the router for that portion of the house recommended she reset that router or have the company come out so she called them.

1997 water furnace Spectra r22 geothermal 4 ton system is locked out on low pressure switch due to a complete loss of all refrigerant. The high pressure discharge line has split open at the service port connection and is non-reparable The geothermal package equipment is currently set to emergency heat mode on the thermostat and no other repairs can be performed on the system. *All equipment needs replaced* The pressurized ground loop continued to hold 40 PSI after recharging to 65psi exactly one year ago on April 15th 2024 The antifreeze solution is confirmed alcohol measuring 0.978 The ground loop pressure is now at zero after extracting enough solution for the test The homeowners are currently out of the country until the first week of May in the house is being cared for by the parents Please contact Dana for any correspondences until David returns Cathy shankland will be in contact ASAP

My air conditioning stopped working. I called Westin Air and Heating, an LLC company in Westerville, OH. Seth, with that company, came out to diagnose our air conditioning problem. I had previously contacted Rightway, also a local Columbus, Ohio company, who told me my compressor was bad and that they had to order a part. From that point on, they never responded or scheduled a followup appointment. They also never responded to any of my calls, resulting in a lot of frustration. Hence I called Westin Air and Heat on the advice of a friend. Seth identified the problem which was that the compressor was not getting power. He replaced that piece ($118 approx. price vs a new compressor at probably around $1500), and we now have a properly working air conditioning system. Seth was prompt, professional, knowledgeable and honest. I will definitely recommend Westin Air and Heat any time I can. Can't say enough good things about them!
